Detached Home in Stevenage, Hertfordshire

We built this house from the ground up over the course of roughly eleven months. It’s one of two properties we were instructed to deliver on a private estate in Stevenage.

The plot was fairly straightforward, clear access, decent width, and no major site complications but the client had high expectations, so accuracy mattered from the start. We began with standard strip foundations, got the drainage in early, and made sure the footprint was true to plan. The blockwork went up cleanly, and the floor build-up was insulated and screeded with services laid in before cover.

The roof was hand-cut. There were a few areas where the dormers and valleys needed a bit of extra thought, but we got it right without delay. Clay tiles went on, with leadwork finished to a decent standard.

Internally, the layout was traditional — separate lounge, open-plan kitchen and dining at the back, with utility and garage access off the hallway. Upstairs had five bedrooms across two floors, including three bathrooms. We installed underfloor heating downstairs with radiators above, all run from an air source heat pump positioned discreetly to the side of the property.

The kitchen came from an external supplier. We’d coordinated the M&E ahead of time, so all their install points matched our pre-set service positions. Bathrooms were tiled in large format porcelain, and we had to adjust one of the wall nibs slightly to ensure flush-mounted sanitaryware sat properly — a minor fix but worth doing right.

Outside, we put in a block-paved driveway and shaped the rear garden to fall away from the house. Turfing and fencing were done towards the end, along with final adjustments to levels and drainage.

Snagging was light, and we stayed on site until everything was signed off. The house sold not long after completion. Structurally sound, clean finish, nothing rushed. It’s the kind of job we like — clear brief, good drawings, and the time to do things properly.
